The prerequisites for the construction of MVK in Novosibirsk

  • The presence of the high business potential in the Siberian region of Novosibirsk, and - the

  • The favorable geographical location: Novosibirsk - the largest logistics and transport hub of Russia. The Novosibirsk region is bordered by Kazakhstan, and is a springboard for entering the markets of this country.

The project concept

The project provides construction of modern international exhibition complex:

  • Total area - 60 000 sq.m.
  • Phase I - 40 000 sq.m.
  • Phase II - 20 000 sq.m.
  • Total area of open exposure - 40 000 sq.m.
  • The parking area - 70 000 sq.m.

In addition, the infrastructure facilities provides for the construction of a hotel, business center, storage warehouse and a shopping and entertainment center.

Location and description of site

Location picturesque, in own way unique, representing «The gateway» to the city.

The area of land- 23 hectares.

The site is adjacent to the border of the town and is located along the new six-lane highway connecting Novosibirsk to the international airport «Tolmachevo».

Transport infrastructure

  • Automobiles - joins the federal highway M51 Moscow - Vladivostok;
  • The railway - At a distance of 300m from the land is the Trans-Siberian Railway, the nearest terminal station is located 2 km away.

Communications: power line, gas pipeline and fiber-optical communication have all been put in place. Also built their own water wells and a system of treatment facilities.

Registration of lease rights to the land selected by the customer, obtaining pre-authorizations and approvals, specifications
Term of implementation of Phase III - 8 months

1. Preparation of a topographic survey and determination of the boundaries of the requested area.
2. Solving the basic questions in the administration controlling land, the allocation of land with the signing of letters of intent with the administration and the administration of the municipality that allows a site. Initiation of the preliminary order and agreement about the allocation of land.
3. Preparation of the Act of site selection and approval of all necessary permits, consents and monitoring bodies and institutions, with the order and any necessary preparation and other expert opinions and projects (in particular in the bodies of Sanitary Inspection, Fire Protection, Historical and Cultural Heritage Foundation of geological information, Office of the Ministry of Nature Protection, Department of architecture and Construction, communications center and district electrical networks, forestry, land management and the Committee on land Resources and other agencies)
4. Preparation of technical specifications for connection to all the required communications with provision of necessary facilities (electricity, gas, communications). Obtaining a license to extract water from the water well.
5. Obtaining a license to quarry for sand and deposit it in the area.

5. Involvement of the exhibition operator (ITE, London) as anchor lessee

10. Maintenance work surveying, design, construction and other contractors on the contracts, including:

  • monitoring performance of the contract for the duration of the contract;
  • Monitoring the current status of work, predicting possible difficulties;

  • settlement of disputes, including administrative and supervisory bodies;
  • control of funding, with the right to stop, resume, and complete cessation of payments, imposing of sanctions, control of settlement with the subcontract organizations to maintain the pace of work.

11. Obtaining permits and approvals for the connection of communications: electricity, water lines, gas, and contracts for their design and construction.
12. Organization and direct involvement in the conduct of labor and the state commissions, supervision and complete support in putting it into operation. The State Commission on commissioning the object was carried out in two days, now object is maintained by the owner.
